In a booming real estate market like the one Miami is currently experiencing, it can be easy to get lost in the sea of new projects. In order to bring clarification for our readers and clients, we are going to discuss the features that stand out in our favorite opportunities for each neighborhood.
To begin, we will discuss The Residences at Mandarin Oriental, Miami, which is coming to Brickell Key.
Having recently launched sales, this is one of the newest projects in the Miami area. It was initially announced in the summer of 2023, with sales launching in November. The Residences at Mandarin Oriental, Miami is one of our favorite projects for a host of reasons.

With such a large footprint for the project on the island, residents will have room to experience true resort-style living within the city where space is luxury.
As the build site is on an island in the middle of the Biscayne Bay, the residences will each offer expansive views. The developers have owned this development site for 40 years, waiting for just the right moment to put their finishing touch on Brickell Key Island.
The Mandarin Oriental Residences, Miami will be divided into two sleek towers that share an amenity podium with over 100,000 square feet of exceptional resort-style amenities. Included on the amenity levels will be cascading infinity pools that offer the illusion of the crystal-clear ocean, private cabanas, world-class restaurants with award-winning chefs and a signature wellness center with fitness and spa facilities.
Phase One is slated to include 220 private residences in a 64-story tower that rises 800 feet. These homes will range from an impressive 2,333 square foot two-bedroom plan to four-bedroom layouts that are over 4,000 square feet. In the lower floors, every floor has 5 residences with private elevators and expansive terraces.
As you travel up the tower, the residences get larger with fewer per floor until you reach the penthouse level. On the top floors, Swire has planned two elegant duplex penthouses that cover an expansive 7,000 square feet under air and the most panoramic views you can imagine.
The second tower will include the new Mandarin Oriental Hotel. It will be 400 feet tall and offer 151 guest rooms, 61 private residences and 28 hotel residences.
The addition of this separate hotel tower will offer the true resort experience to owners of Mandarin Oriental Residences, Miami, yet without losing the privacy of living in a boutique development. The hotel tower will be accessible for the residence owners, yet hotel guests will only be permitted in the residential tower by invitation.
Overall, the project will be evocative of a private tropical Eden. The landscape architects have planned lush greenery with flowering plants that offer natural canopy that extends from the Brickell Key boardwalk through the private project.
When considering new projects in Miami, branding has become all the rage. Residential developments are teaming up with fashion houses (Fendi Chateau, Armani Casa), auto makers (Porsche Design Tower, Aston Martin Residences, Bentley Residences) and hotels (St. Regis, Edition, Ritz Carlton).
Looking into the partnerships with hotels, there are a few ways that the partnership works and each method has its own positive aspects.
